An audit compares a buildings actual performance to its expected performance. The process involves discussions with building managers and users, field observations, research and calculations, utility bill analysis, review of maintenance procedures and is concluded with a recommendation report for energy and water efficiency improvements.
The audit reveals cost saving opportunities and identifies waste. Many of the efficiency measures are classified as “no cost-low cost” and can be implemented quickly. Others require capital and/or resource investment, and these are typically quantified through first cost, return on investment, benefit, and life-cycle cost filters in order to evaluate action steps. The audit provides the owner with useful information for making decisions.
A common result of the audit is owner awareness of how the physical building performance affects budget, property value, indoor environmental quality, and user productivity. In many instances, energy, water, and cost savings are realized through occupant training and behavior modification.
